Renderings will be completed in 3 steps:
Base Images

This first rendering step will be a bare "template" for the material overlays. The areas that will have overlays layered on top will be shown in washed out white and grey tones in the base images, furniture and decor will be coloured.
Please provide the following required files to your TIA Project Manager to get started:
- Interior Architectural Drawings - this gives us a common layout to show homeowners (eg. hallways, windows, doors, adjacent walls and living spaces etc.)
- Elevations / Shop Drawings - dimensions from your millwork supplier for the kitchen and bathroom layouts to be rendered
- Appliance Specs - only the kitchen appliances to be rendered are needed at this point (fridge, range, range hood, dishwasher, microwave)
- Plumbing - only the standard items are needed at this point (kitchen faucet, vanity faucet, tub/shower plumbing, tub, shower pan, towel bar, toilet paper holder)
- Hardware - if this is not included with your cabinet elevations, specify the pulls/knobs for the kitchen and bathroom cabinetry
- Suite interior marketing renderings - this will help us mimic the mood and decor style that's been portrayed to homeowners
- Features and Finishes schedule - this give us the list of standard inclusions that should be shown in the renderings (baseboard height, window frame colour, included lighting etc.)
NOTE: Please make sure final specs and drawings are used.
Typically, 3 rounds of base images are included in the project scope to make sure you've had a chance to provide sufficient feedback. Each round will include all the rendered rooms that are outlined in your TIA contract, please make sure nothing was missed. For example, if there are 2 kitchens and 2 bathrooms, the chosen renderings would be for the most common linear kitchen and L-shaped kitchen layout plus a tub bathroom and a shower bathroom.
Our design team will do their best to make sure that everything matches the provided specifications but we'll need approval on this step to move ahead to the material overlays. Any change to the base images after approval may involve extra charges if rendering work has to be redone.
Material Overlays

Please provide the following required files to your TIA Project Manager to get started:
- Final material list including standards and upgrade colours
- Colour scheme breakdown - light, medium, and dark palettes (for example)
- A la carte offerings
The first stage of the overlays will include all materials for 1 kitchen and 1 bathroom. When the colour, tone, and textures have been approved, they'll be cloned to any remaining rooms. Physical samples can be sent to TIA Studio to assist the design team in accurate colour matching. Please coordinate delivery with your Project Manager if you'll be sending samples. Typically, 3 rounds of overlays are included in the project scope to make sure you've had a chance to provide sufficient feedback.

Marketing Renderings
If included in your project scope, marketing renderings will be started after the material overlays have been approved to ensure that we're using the final colours, tones, and textures that you're happy with. These high quality images will showcase upgrades that can't be rendered in the base image kitchens and bathrooms.
